What is BRRR?
Buy, Refurb, Refinance, Rent. You buy a property below market value, renovate it to increase its value, refinance at the higher value to pull your capital back out, then rent it for cash flow. If the numbers work, you can recycle the same capital into the next deal.
Bridge Finance
Short-term loan (6-12 months) at higher interest (10-15%) used for purchase + refurb. Once refurbed, you refinance onto a cheaper BTL mortgage. Bridge fees are typically 2% arrangement + monthly interest.
